  • Why should I get a home inspection?
    A home inspection is intended to determine if a home is safe. Health & Safety issues can be identified and addressed before someone gets hurt or it becomes your responsibility for costly repairs or replacement.   • Why are Radon tests so important?
    The EPA estimates that nearly 50% of homes in Colorado have dangerous levels of Radon gas present in homes. Nearly 21,000 deaths are attributed to Radon gas every year. Radon is the second leading cause of lung cancer after smoking world wide. Due to higher levels of Radon common throughout Colorado, it is always recommended that you conduct a test to confirm the home’s current levels. Energy efficient homes can trap the naturally occurring gas inside the home without proper mitigation. If the home currently has a mitigation device, the EPA also recommends it being tested every few years to ensure its effectiveness. Radon tests are left in the home for 48 hours then retrieved to evaluate results.   • When should I schedule the inspection?
    For a pre-purchase inspection, we recommend scheduling the inspection as soon as possible! Objection Deadlines are often quickly approaching in the purchasing process and the inspection should be done earlier rather than later. For warranty specific inspections schedule your inspection around the 11-month mark. Builders cover many major items under warranty for the first 12 months, but are not likely to remind you of that date.
  • What gets inspected during a home inspection?
    Your Family's Health & Safety are our top concern. From top to bottom, inside and out, we inspect your home according to the interNACHI Standards Of Practice to ensure a thorough, detailed, and top quality report. Lockhart Home Inspection will evaluate all areas of the home and it's major components to determine the condition and if there are any possible Health & Safety concerns that may need addressed. All areas we are safely able to access with a visual non invasive inspection and function of systems using normal operating controls will be evaluated. Here are just some of the items that are part of a routine certified inspection : the basement/crawlspace, the mechanical systems, plumbing, garages, attics and roof. Our IR Thermal Scan will also help detect plumbing issues, moisture intrusion, electrical hot spots and possible missing insulation.
  • Do I need a Sewer Scope inspection?
    We highly recommend getting a certified sewer scope inspection on every property. The homeowner is responsible for the entirety of the length of the sewer line usually past the property until it joins the city main. Sewer line repairs can be costly rising up thousands of dollars depending on the location of a break or blockage in the line. If excavation is needed to replace the line the cost will rise more. Why risk the nightmare of a damaged sewer line? Add a certified Sewer Scope service and inspection for the ultimate Peace of Mind!
  • How long does a home inspection take?
    A typical home at 2500sq/ft will usually take 3-4 hours to complete. Your certified inspector takes special attention evaluating the property in its entirety. Exterior inspections include visible portions of the foundation, site drainage, roof, gutters, siding, windows, doors, vegetation present around the home and more! The Interior inspection includes structural portions visible in the attic and living spaces, visible portions of the foundation slab and walls, electrical, heating systems, plumbing and more! Depending on the size and age of the home or if there are multiple heating sources, some larger homes can take up to five hours to complete. You will receive your full written inspection report normally within approximately 24 hours.
  • Do I need to be there?
    You are not required to be at the inspection, but we recommend it! If you are able to attend the inspection, you will be able to get a much better understanding of your home’s condition and learn tips on maintaining certain items as well. If you are unable to attend the full inspection, you are welcome to join your inspector near the end of the process where we can review and summarize the findings in person. Don't worry! If you are unable to attend any of the inspection, we can set up a phone call or Zoom meeting as well. Our reports are easy to navigate and understand. Your Inspector will be happy to answer any of your questions and concerns if any are to arise.
  • How much does a home inspection cost?
    Cost will vary according to both the size and the age of a home. The average home inspection with added radon test and sewer scope inspection is less than $1000. Finding just one safety or condition issue with a big ticket item can instantly offset the cost of an inspection by a reflection in drop of price in the home.   • Should I waive my home inspection?
